What is FSBO System?
In 1995, attorney and real estate broker Kirk Wickersham created a complete, integrated home-selling technology called FSBO System. Since then we’ve helped thousands of clients sell their home on their own and save the agent commission.
Every year, through good markets and bad, our average client has outperformed the average local agent listing in terms of days on market and chance of success. Our clients saved an average of about $15,000 compared to paying a six percent agent commission.
Now we’ve created an interactive on-line program to bring FSBO System to everyone in North America.
What does FSBO System provide?
We offer two programs. Click on the links for details. Both really are “all the help you need for as long as it takes.”

What about Internet advertising for my home?
There are dozens, maybe hundreds, of websites that advertise homes for sale, but only one — Realtor.com (Realtor.ca in Canada) — gets over 6,000,000 hits per month. That’s all the Internet advertising you need, but there’s a catch. You need a real estate broker to list your home on Realtor.com, and that has normally meant paying a commission 6% for full service, or, at a minimum, 3% for the buyer’s agent — the agent for your bargaining adversary!
So while Realtor.com is effective, it has been very expensive. But FSBO System has found a company that will list your home on Realtor.com for a flat fee of $295 without ANY commission, and they give a discount to our FSBO System clients!
What about legal compliance?
Kirk Wickersham, the founder of FSBO System and the man who created all the elements of the FSBO System program, and all our legal forms, is a graduate of Yale Law School with over 40 years experience practicing law. He’s also a real estate broker with over 30 years’ experience. Our legal forms are clear, written in plain English, and fair. As a result, in thousands of transactions since 1995, not one client has ever been sued or even threatened with a lawsuit. That’s an enviable record.
All your experience is in Alaska. How do I know it will work in my community?
Anchorage is pretty normal as far as real estate is concerned. It has about 300,000 people in urban and suburban neighborhoods. Home prices are a little higher than the national norm. Anchorage uses normal transactional and settlement procedures. And it has a normal real estate market — we had years of strong growth followed by reductions in activity and price beginning in 2007.
We’ve spent over two years in research and development to expand FSBO System so it will work in every community — from large cities to rural areas; and every type of market, including collapsed markets.
Sellers have different goals. How do you handle that?
FSBO System is customized for you, your goal, your timetable and budget, and your unique property. You choose from four goal “tracks.” Throughout all seven steps of the FSBO System, we provide specific strategies for each goal track.
